How the referral works

1) Tell us who you are
Complete a short form with your name, company, email, and the property address or landlord name you are introducing. We will log the referral against that landlord or address.

2) Share our pre-written message
Forward our pre-written message below, pointing them our offer.
When your landlord makes contact, they will see a question:
“Were you referred by a tenant or contractor” and a box to enter your name and the property address.

3) Get paid
If your referral switches to our Full Management Service, we pay £300 to you via bank transfer per out T&C’s.

Frequently asked questions

Do I need to share my client’s personal details
No. An email or WhatsApp introduction is ideal. The landlord will confirm your referral on their form.  Keeping the data protection side for all of us in check.

How do you track referrals
We log your details when you submit the short form. The landlord also confirms your name when they sign. Both match and we setup a payment.

When do I get paid
Within 14 days of the third management payment being received. We will send you a separate form to collect your bank details for the transfer.

Is the £300 subject to tax
Yes. It may be taxable income. Please seek your own tax advice.

Will tenants be disrupted
We schedule a clean handover and agree access. Tenants receive clear guidance on repairs and on-going management.

What if my client is not satisfied
There is a 180 day satisfaction switch back. If used before the first management payment, no referral is due.

How do you handle my data?
We only use your information to manage this referral and to potentially offer you work in the future. Read our Privacy Policy.

These additional terms apply specifically to contractors referring us to a client of theirs.

1. Definitions

“Contractor” means a self-employed or company service provider who introduces landlords to Vesta.
“Territory” means BA2, BA3, BA4 and BA9 unless we agree otherwise in writing.
“Full Management” means Vesta’s full property management service as defined in our Terms of Business.
“Qualifying Landlord” means a landlord who meets Section 3 and is new to Vesta.

2. Scope

These terms apply to Contractor referrals and sit alongside our Contractor Terms of Business and Privacy Policy.

3. What counts as a Qualifying Referral

  • The introduction identifies the landlord by name and at least one managed property.
  • The landlord is new to Vesta and has not been a client in the previous 12 months.
  • The first contact from the landlord happens after the Contractor’s email or WhatsApp introduction, or the Contractor logs the referral via Vesta’s form before the landlord makes direct contact.
  • The landlord signs Full Management and Vesta receives three consecutive months of management fees for at least one property within the Territory.

4. Reward structure

  • The referral reward is £300 per landlord. One reward per landlord, regardless of the number of properties now or in the future.
  • Payment is made within 14 days after the third consecutive monthly management fee has been received.
  • Payment is by bank transfer. If the Contractor is VAT registered, the £300 is treated as VAT inclusive.
  • Vesta may request evidence to confirm the correct payee.

5. Tie-break and duplicates

If more than one person claims the same landlord, the reward is paid to the first valid time-stamped introduction that meets Section 3.

6. What does not qualify

a) Self referrals where the Contractor is the landlord or a beneficial owner.
b) Landlords already known to Vesta through an existing enquiry, another valid referrer, or prior relationship.
c) Referrals that breach the Contractor’s professional rules or employer policies.
d) Landlords outside the Territory unless agreed in writing.

7. Clawback and non-payment events

Vesta may withhold or reclaim payment if within 120 days of the third fee either of the following occurs: fraud or misrepresentation connected to the referral, or fees are refunded or reversed.
If the landlord uses the satisfaction switch back or cancels before three consecutive fees are received, no reward is due.

8. Portfolio and future properties

The reward is per landlord, not per property. No additional rewards are payable for further properties that the same landlord may place with Vesta, unless otherwise agreed in writing.

9. Contractor obligations

Act lawfully and professionally. Do not make promises about Vesta that are not in our published materials. Do not present yourself as our employee or agent. Use only approved wording and assets.

10. Anti-bribery and conflicts

The Contractor confirms compliance with the Bribery Act 2010 and any professional disclosure rules that apply to accepting a referral fee.

11. Tax and status

The Contractor is responsible for all tax and National Insurance. These terms do not create employment, worker, agency, or partnership status.

12. Data protection

Share only the minimum personal data needed to make an introduction. Both parties will follow Vesta’s Privacy Policy and applicable law.

13. Changes and termination

Vesta may change or suspend this scheme for new referrals at any time. Changes do not affect rewards already earned under Section 4.

14. Governing law

England and Wales law applies with exclusive jurisdiction of the English courts.
