Frequently asked questions
Will my tenants be disrupted?
We handle the switch carefully. Tenants are informed, rent details are confirmed, and maintenance contacts are introduced. Most transfers happen without disruption.
Do I lose my current tenants or contracts?
No. Existing tenancies and deposit protection continue. We review all documents and ensure you comply to the latest regulations.
How long does switching take?
Typical switches complete in 2 to 4 weeks depending on notice periods and file transfer speed. It is common for your existing agent to slow the process down but we will regularly chase them on your behalf.
What happens when you become VAT registered?
New instructions after our registration will include VAT. Clients who switch before that date keep the management fee rate with no VAT for their instruction under our current terms.
What if I change my mind?
If you are not satisfied within 6 months of full management, we will handle the switch back to your previous agent at no cost.

These additional terms apply specifically to landlords instructing us under the Full Management Switch service.
1. Scope of Service
This agreement relates to our Full Management Switch product, where we assume management of a property already tenanted. All other terms are governed by our Terms of Business.
2. Fees and VAT
Our fees are as published in the Fees Schedule.
We are not currently VAT registered. Once we exceed the statutory threshold (£90,000 in any rolling 12-month period), new instructions will incur VAT (currently 20%) on our fees.
Lock-in benefit: Landlords who instruct us before VAT registration will continue to pay our full management fee with no VAT for as long as our current terms apply.
This VAT exemption applies only to our fees. Where third-party contractors or suppliers charge VAT, this will be passed on in addition to their net invoice.
3. Property Condition and Disclosure
Properties must be in a good state of repair at the point of instruction.
Landlords must declare any known ongoing maintenance, compliance, or legal issues (e.g. damp, outstanding safety checks, tenant disputes) before signing the Terms of Business.
This declaration allows us to carry out due diligence and understand the workload required when onboarding.
Failure to declare material issues may result in additional charges, or termination of service.
4. Risk-Free Switching Guarantee
This guarantee applies only to landlords instructing us under this Full Management Switch Offer. It is designed to remove the perceived risk of moving management to Vesta.
If, within six months of the Full Management Switch start date, you notify us in writing that you are not satisfied, you may request to revert to your previous managing agent.
We reserve the right to review and challenge the grounds of a “not satisfied” claim. However, your contractual right to cancel our services remains unaffected under Clause 13 (Termination of our services) of our Terms of Business.
- Before this guarantee can be invoked, you must first issue a written notice of dissatisfaction. Vesta will then have a 14-day remediation period to address the concerns. If, after this period, the issues remain unresolved, you may proceed to invoke the guarantee.
Under this guarantee, we will manage the administrative process of the switch back at no cost to you, which includes:
Serving notice to ourselves as agent.
Transferring tenancy documents and deposit scheme details to your previous managing agent.
Notifying tenants of the change of management.
The guarantee covers administration only. Any new tenancy agreements we determine are legally required for compliance may be re-issued and charged in accordance with our Fees Schedule.
- The term ‘Risk-Free’ is an admin-only promise to manage a switch back. It does not remove financial or legal risk.
The guarantee applies once per portfolio and cannot be exercised multiple times.
The guarantee may only be used to switch back to the managing agent you used immediately before instructing Vesta.
The guarantee does not cover:
Fees owed to us up to the date of transfer.
Any fees charged by your previous agent to resume management or third party costs.
The guarantee is void if you are in breach of your obligations under our Terms of Business, including but not limited to misrepresentation of property condition (see Section 3 above), non-payment of fees, or other material breaches.
The guarantee must be invoked in writing before the six-month anniversary of the management start date. Requests received after this period will not be valid.
