It is important to understand how much rent you are able to afford at the start of the lettings process so you can jump straight in with finding a suitable property.

Enter the incomes of all the intended named tenants/or guarantor to calculate the total household income, this value is then used to calculate your affordability.  This will be the upper limit of rent that you can afford per calendar month.  Finally, adjust the slider to align with the advertised rent of a property on the market to get an idea of how close it is to your limit.It is important to remember that there are many other costs to renting a property than just rent.  Take a look at the UK Government website moneyhelper.org.uk which outlines more information on this matter.Each Referencing Agency uses its own formula to calculate affordability levels, we have tailored the calculator below to reflect Canopy who use 40% of the average monthly income for Tenants/Applicants and 33% of the average monthly income for Guarantors.
